first, the lien was originally properly and correctly filed by a professional attorney. pride abstract gave us no legitimate explaination for why they missed it but only said it gets passed on, so hence the frustration. we needed to get our attorney involved again at cost to get this remedied. pride abstract then did facilitate in getting the original owner to appease the outstanding lien because it would of eventually fell upon their responsibility and would have future problematic issues for insurance and the new owner.

First Jim is not even part of the transaction. Yes it was missed because it was only filed under one name/mis-indexed. But it was taken care of and was paid. We could never get a word in edge wise because the party that was involved yelled and screamed every time we tried to explain. But it was taken care of buy us.
Nov 23, 2023Previous reviewthis title company completely missed a filed lien on a sold property transaction. this is one of the main responsibilities of a title company and is property transaction 101 and if you ever sold a property, you know its one of the first questions ever asked. his answer was ''well its just going to have to pass on to the next owner''. thats not how it is supposed to work. yet, he takes no responsibility for it even though on a promotional video of his, he states its one of the main jobs of a title company to do a search for existing liens on a property. they will be glad to take your money but not do their most basic job. thats nothing to be proud of and theres surely no pride here.

As a seller, I received a notice that I had a lien on my property due to be sold in 4 days. A quick check on the Internet determined that the person the lien was filed against was not me. Calling the loan institution multiple times and being routed around, asking for supervisors...got me to the point finally of having them say I was not the person they had a judgement against. Was directed to the courts. A call to them determined that we had no lien on our property.
The sale should be going forward...as soon as I can get this company's return call. This took too much out of me mentally and physically, for a VERY simple answer. Pride Abstract put the record of someone else's lien on MY title search! I'm sorry, but I'm going to have to charge for MY time. This was consuming of time and energy...could have been SO easy! Everyone else could tell the person with a lien wasn't me...Pride Abstract couldn't??Helpful 0Thanks 0Love this 0Oh no 0Business owner information
